What Sellers Should Do Before Listing
The weeks before your home hits the market can shape how buyers see it. Here is a practical checklist for Sarasota and Manatee County sellers.
1. Know your numbers
Ask for a comparative market analysis based on recent nearby sales, and get a payoff figure from your lender so you know your likely net proceeds.
2. Fix the small things
Leaky faucets, burned-out bulbs, sticky doors and worn caulk are easy to fix and can show up in a buyer's inspection report. Consider a pre-listing inspection if your home is older.
3. Gather your documents
- Roof, AC and water heater ages and any permits for past work.
- Wind-mitigation and four-point reports, if you have them.
- HOA or condo documents, fees and contact information.
- Recent utility and insurance information buyers may ask about.
4. Declutter, clean and stage
Clear counters, remove extra furniture and personal items, and deep clean. Bright, open rooms photograph better and help buyers picture themselves in the home.
5. Boost curb appeal
Trim landscaping, pressure wash the driveway and walkways, and refresh the front door. Online photos often start with the front of the house.
6. Plan your marketing
Professional photos, a clear description and a strong launch plan all matter. Ask your agent how your home will be marketed online and to other agents.
