Who We Are
This website, mirabellesrq.com (the “Site”), is operated by Michael Petrone, MBA, REALTOR®, a Florida-licensed real estate Sales Associate affiliated with eXp Realty, LLC (“we,” “us” or “our”). Mirabelle SRQ is the real estate brand and marketing name of Michael Petrone, MBA. Mirabelle SRQ is not a real estate brokerage. All real estate brokerage services are provided through eXp Realty, LLC, a licensed Florida real estate brokerage.
This Privacy Policy explains what information we collect through the Site, how we use and share it, and the choices you have. eXp Realty, LLC maintains its own privacy policy, which may also apply to information shared with the brokerage. By using the Site, you acknowledge the practices described in this Privacy Policy.
Information We Collect
Information you provide
When you complete a form, request a consultation or home valuation, or otherwise contact us, we may collect:
- Your name, email address and phone number
- Your message and the type of service you are interested in (for example, buying, selling, investing or commercial)
- Property details you choose to share, such as an address, price range, timing or preferences
- Your optional consent to receive text messages and/or calls
Information collected automatically
When you visit the Site, we and our service providers may automatically collect technical information such as your IP address, browser and device type, operating system, approximate location derived from your IP address, pages viewed, links clicked, referring and exit pages, and the date and time of your visit. This information is collected through cookies, pixels and similar technologies (see “Cookies & Analytics” below).
Information from other sources
We may receive information about you from eXp Realty, LLC, from real estate portals or referral sources you have used, from public records, and from listing services when you interact with property search features on the Site.
How We Use Information
We use the information we collect to:

- Schedule consultations, showings and appointments, and send related reminders
- Send property, market and service information you have requested or that relates to your inquiry
- Prepare comparative market analyses and other materials you ask for
- Operate, maintain, secure and improve the Site and understand how visitors use it
- Meet brokerage supervision, recordkeeping, legal and regulatory obligations
- Detect and prevent fraud, spam and misuse, and protect our rights and the rights of others
Text Messages & Calls
Our forms may include an optional, unchecked checkbox to consent to text messages (SMS) and/or calls. If you provide that consent, the following applies:
- Program. If you opt in, Michael Petrone, MBA, REALTOR® (eXp Realty, LLC), doing business as Mirabelle SRQ, may send text messages about your real estate inquiry, such as appointment scheduling and reminders, responses to your questions, property and market information you requested, and related follow-up.
- Consent is optional. SMS consent is collected by a separate, unchecked checkbox. Consent is not a condition of any purchase, property or service, and you may contact us by phone or email instead.
- Frequency & cost. Message frequency varies based on your inquiry. Message & data rates may apply according to your mobile plan.
- Opt out. Reply STOP to any message to stop receiving texts. You may receive one final message confirming your opt-out. You may also opt out by calling or emailing us.
- Help. Reply HELP for help, or contact (941) 315-2727 or [email protected].
- Carriers. Mobile carriers are not liable for delayed or undelivered messages.
Your Mobile Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties, except service providers (such as our messaging platform and telecommunications carriers) that help us deliver messages on our behalf and are not permitted to use that information for their own marketing.
Cookies & Analytics
The Site is built on GoHighLevel (LeadConnector), which uses cookies and similar technologies to operate pages and forms, remember preferences, attribute form submissions to traffic sources, and measure Site performance. We may also use analytics and advertising tools (for example, Google Analytics or social media pixels) that collect information about your use of the Site and other websites over time.
- Essential cookies support basic Site functions such as page delivery, security and form submission.
- Analytics cookies help us understand which pages are visited and how visitors find the Site.
- Advertising or attribution cookies, if used, help measure the effectiveness of our marketing.

Property Listings & Third-Party Sites
Property search features on the Site may display Internet Data Exchange (IDX) listing information provided by Stellar MLS through eXp Realty, LLC, and may be powered by third-party IDX vendors. When you use these features, the vendor may collect information about your searches and activity under its own terms and privacy policy.
The Site may also link to or embed content from third parties, such as maps, videos, social media, scheduling tools, lenders or other websites. We are not responsible for the privacy practices of those third parties, and we encourage you to review their policies.
Data Retention & Security
We keep personal information for as long as reasonably necessary to provide services, maintain our relationship with you, and comply with legal, regulatory and brokerage recordkeeping requirements, including those that apply to Florida real estate licensees. When information is no longer needed, we take reasonable steps to delete or de-identify it.
We use reasonable administrative, technical and physical safeguards designed to protect your information. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive information, such as Social Security numbers, bank account details or wire instructions, through Site forms.
Wire Fraud Warning
We will never email or text you wiring instructions or ask you to change them. Before wiring funds, always verify instructions by calling your title or closing company directly at a phone number you have independently confirmed.
Your Choices & Rights
- Email: Use the unsubscribe link in any marketing email, or contact us to be removed.
- Text messages: Reply STOP to any message to opt out; reply HELP for help.
- Calls: Ask us at any time to stop calling you, and we will add your number to our internal do-not-call list.
- Cookies: Adjust your browser settings to block or delete cookies.
- Access, correction & deletion: You may request access to, correction of, or deletion of personal information we hold about you, subject to legal and recordkeeping obligations.
Depending on where you live, you may have additional rights under applicable privacy laws. We will respond to verifiable requests as required by applicable law. To make a request, contact us using the information below.
Children’s Privacy
The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us information, please contact us and we will delete it.
Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Last Updated” date above. Material changes will be posted on this page. Your continued use of the Site after an update means you acknowledge the revised policy.
