These Terms of Use (“Terms”) govern your access to and use of mirabellesrq.com and any related pages, forms and communications (the “Site”). By accessing or using the Site, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
About Mirabelle SRQ & Our Brokerage
The Site is operated by Michael Petrone, MBA, REALTOR®, a Florida-licensed real estate Sales Associate affiliated with eXp Realty, LLC (“we,” “us” or “our”).
Brokerage Disclosure
Mirabelle SRQ is the real estate brand and marketing name of Michael Petrone, MBA. Mirabelle SRQ is not a real estate brokerage. All real estate brokerage services are provided through eXp Realty, LLC, a licensed Florida real estate brokerage. Michael Petrone, MBA is a Sales Associate licensed by the State of Florida and affiliated with eXp Realty, LLC.
No Brokerage Relationship by Use of Site
Using the Site, submitting a form or contacting us does not by itself create a brokerage relationship, agency relationship or any contractual obligation. Any brokerage relationship will be established only in writing and in accordance with Chapter 475, Florida Statutes, and the policies of eXp Realty, LLC. No Guarantees

Property listing information on the Site may be provided through the Internet Data Exchange (IDX) program of Stellar MLS via eXp Realty, LLC. Listings displayed may include properties listed by brokerages other than eXp Realty, LLC, and are identified with the listing brokerage as required.
- Information is deemed reliable but not guaranteed and should be independently verified.
- All listings are subject to prior sale, change, withdrawal or errors, including in price, square footage, lot size, school assignments, HOA information, taxes and other details.
- IDX information is provided exclusively for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing or leasing.
- Copying, scraping, republishing or redistributing listing data is prohibited.

Communications & Text Messages
By submitting a form, you agree that we may contact you by email or phone to respond to your inquiry. If you separately check the optional SMS/call consent box, you also agree to the following text message terms:
- Program. If you opt in, Michael Petrone, MBA, REALTOR® (eXp Realty, LLC), doing business as Mirabelle SRQ, may send text messages about your real estate inquiry, such as appointment scheduling and reminders, responses to your questions, property and market information you requested, and related follow-up.

Acceptable Use

- Submit false information or impersonate another person
- Scrape, harvest, crawl or collect data from the Site by automated means
- Introduce malware or interfere with the Site’s operation or security
- Use the Site to send unsolicited advertising or spam

Intellectual Property
The Site and its content, including text, design, graphics, logos, photographs and the Mirabelle SRQ name and marks, are owned by or licensed to us and are protected by copyright, trademark and other laws. You may view and print pages for your personal, non-commercial use. Any other use requires our prior written permission.
eXp Realty and related marks are the property of eXp Realty, LLC or its affiliates. REALTOR® is a federally registered collective membership mark of the National Association of REALTORS®. Other trademarks belong to their respective owners. Listing photos and data may be owned by third parties and are used under license.
Your Submissions
Information you submit through the Site is handled under our Privacy Policy. You are responsible for the accuracy of what you submit. Please do not submit confidential financial information, such as bank account numbers or Social Security numbers, through Site forms.
Third-Party Links & Services
The Site may contain links to or tools provided by third parties, such as IDX search providers, maps, mortgage calculators, scheduling tools, lenders, title companies and social media. These are provided for convenience only. We do not control and are not responsible for third-party content, products, services or practices, and their inclusion is not an endorsement. Your use of third-party services is subject to their terms.
Disclaimer of Warranties
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT. Indemnification
You agree to indemnify and hold harmless Michael Petrone, MBA, Mirabelle SRQ and eXp Realty, LLC, and their affiliates, agents and service providers, from any claims, losses, liabilities and expenses (including reasonable attorneys’ fees) arising from your misuse of the Site or your violation of these Terms or of any law or third-party right.

You agree that any dispute arising from or relating to the Site or these Terms will be brought exclusively in the state or federal courts located in or serving Sarasota County, Florida, and you consent to the personal jurisdiction of those courts.
Changes & General Terms
We may update these Terms at any time by posting a revised version on this page and updating the “Last Updated” date. Your continued use of the Site after changes are posted constitutes acceptance of the revised Terms. We may modify, suspend or discontinue any part of the Site at any time.
If any provision of these Terms is found unenforceable, the remaining provisions will remain in effect. Our failure to enforce any provision is not a waiver. These Terms, together with our Privacy Policy, are the entire agreement between you and us regarding use of the Site, and do not replace any separate written agreement for real estate services.
